Has the housing boom slowed down the first quarter of 2014 for Aptos CA Homeowners?

Aptos, CA housing market experienced a 7.5% increase in 2013. However, housing market forecasts are predicting the housing market in Aptos to grow less than 2% over the next year.

Aptos First Quarter 2014

Currently, there are 114 Active Single Family Home Listings in Aptos, CA (including homes that are pending). The Median Days on Market is 54 and the Median Listing Price is $842,210.  3.5% of those listings are distressed properties.  The Median Price per Square Foot is $455.

What does all this mean?

For Buyers, with an increase in inventory and a decrease in sales, it will soon become a Buyer’s Market. This is good for you. Less multiple offers. More inventory to look at.

For Sellers, a flat-line housing market will mean that you need to be competitive in your pricing to get your home sold. Interest rates are expected to increase which will force some buyers out of the market, or to a lesser priced home.
